The Charter Group of Durango takes a very different approach to listing homes for sale. We have two listing options that are available, these options will be detailed below. We work with a very large number of buyers. We know what they are looking for and what they buy. Of course there is a wide variety of interest, but the common thread is they buy a home or property that appeal to their need and is priced right. In this market the buyers are there if the home is not over priced!  We are very committed to selling your home not listing it. We are committed to spending time with our potential sellers and educating them as to what the market says about their particular type of property.

Option 1 - Sellers Participation ( most popular)


* 2.5% commission paid at closing to the listing Brokerage - The Sterling Companies
* MLS listing with photos
* Commission incentive to buyer's agent ( this is negotiable we recommend 3% )
* In person market analysis
* Staging advice
* Set up closing at Title company and attend closing with you
* All contracts and disclosures prepared that are required by law
* All disclosures posted to the MLS for buyers convenience
* Yard sign for your home
* Full color fliers to be left at your home
* Secure electronic lock box
* Listing posted to our web site under featured property www.durangomountainhomes.com
* Listing posted at www.Realtor.com and a host of other sites
* Showing/ scheduling
* Full color eblast to all brokers in MLS, this will be done multiple times during the listing period until closed
* Sit one open house for the public either Saturday or Sunday
* Host one Broker open house ( any refreshments or incentives to be paid for by seller
* Build print ads, or mail out ads ( seller paying cost of ads or postage)
* Seller is responsible for any marketing cost, all marketing will be done with permission and approval of seller

Option 2 Traditional Listing Model
* 6% listing agreement with 3% being paid to listing brokerage and 3% being paid to buyer's agents brokerage
* Includes all services listed under option 1
* 6 month listing agreement
* All marketing will be paid for by listing broker. Marketing type and frequency will be at the discretion of listing broker
